Kurzfassung

Milano, Via Carlo Esterle 23-25-29 is a private, residential development project of 11 studio lofts. The Sponsor, 3R srl, already bought the properties as commercial units, which are currently being rebuilt and divided into residential units. 

It's an opportunity to finance through a secured loan a “buy, rent and sell” investment opportunity in a growing area of Milan. 

The loan required from Crowdestate investors is used to complete building renovation as well as finance new Sponsor's investment projects - the investment term in 24 months, annual interest rate 11%. 

Interests will be paid monthly and the principal will be paid at the end of the period together with the last interest payment. 

The loan is secured by a first lien mortgage on 4 apartments owned by the Sponsor and located in Milan. The repayment of the capital is planned either via a) selling of the apartments or b) refinancing the loans after they have been rented out.
