Executive summary

Our current investment opportunity offers investors an opportunity to invest in Tammepesa 88-apartment residential development project located in Sooja St. 2 in Saue small town (20 minutes drive from Tallinn). Project Sponsor wants to raise a subordinated loan of EUR 800,000 which represents 59% of Project's equity capital. Crowdestate investors will have an opportunity to earn 18% fixed interest on an annual basis. This is an unsecured loan and the principal amount of the loan and accrued interest will be paid to investors from the sales revenue of apartments after repayment of senior (mortgage) loan and before payments to Sponsor.

The Project includes construction of two 6-storey apartment buildings on Sooja St. 2 plot in Saue small town. There are 44 apartments in both buildings and total 88. Most of them are 2-room apartments with size 32.5 - 41.4 m2 and sales prices between EUR 59,900 - 80,900 (average EUR 67,940 or EUR 1,866 per m2). The apartments are very well-positioned in the market, price level is very favorable and there is very little supply of 2-room new apartments in this price range.

The construction of both apartment buildings started in June 2018 and will be completed by June 2019. Investment period is panned to last for 14 months.

There is a great interest for Tammepesa apartments - 25% of apartments are already sold.
