Pinturicchio 5, Milan, Italy investment opportunity consists of the transformation of a large 190m2 office into 3 new apartments. The units are located in the "Piola / Città Studi" district, a very central area of the city and in the heart of the main University area of Milan where the “Politecnico di Milano” and the “University of Milan” are located.
The sponsor of the initiative is WeProperty. The Sponsor has purchased the property and it's going to begin the renovations and consequently, it will proceed with apartments’ sale, which is estimated by the end of 2020.
Market demand in this area is very high due both to the centrality of the location and for the strong rental demand due to the universities proximity.
Crowdestate funds aim to finance part of the project, divided between the purchase cost of the property and renovation works. The LTV is approximately 50%.
The total value of the project is around 585,000 Euros. The fundraising goal is € 300,000, divided into two tranches of € 150,000 each. This is the second and last fundraising tranche.
The investment time exit is estimated in 10 months. The interest offered to investors is 11% on an annual basis and the repayment date is scheduled by the end of December 2020.
The sponsor of the initiative is WeProperty, which has already successfully funded another 5 investment opportunities through Crowdestate. The projects have always guaranteed investors on-time returns: Via Meucci 25 (I) and Via Meucci 25 (II) already fully repaid, "Via Esterle 23-25-29" almost completely repaid, "Agordat 16" and "Nervesa 6" recently financed.
The loan to the Sponsor company is guaranteed by 75% of the shares of Weproperty owned by Crowdestate.
