With this project, the Crowdestate investors will have the opportunity to invest in a mortgage-secured senior loan for a maximum of EUR 385,000 arranged in 1-2 tranches. In the first tranche, EUR 81,900 was raised. This will be the 2nd tranche of the project in the amount of maximum EUR 303,100.The funds will be partially used to refinance current obligations and partially to finance the costs for repairing the utility connections of the land plot, for submitting the detailed urban plan documentation, for creating the project design and for obtaining the building permit for the construction of one unique luxury individual house with a swimming pool, UG+GF+3F with a total built area of ~850 sqm. To secure the loan, the Project Owner offers a mortgage over the land plot with a total area of 679 sqm, located in District 2, in a very good area of Bucharest, very close to the city center. According to the attached appraisal,  the minimum market value of the land plot is EUR 884,100, being submitted by Fortis Global Management. Therefore, the maximum LTV will be 43,55%. The interest rate of the loan is 15% per annum.The loan period is 6 months, with the Project Owner's right to extend the loan period by max. 6 months with the obligation to increase the interest rate by 2% for the extended period. The principal and interest payments will be made at the end of the loan period. The loan will be  repaid  from selling other ongoing projects, equity from the shareholders or group companies, refinancing from a local bank or if it will be the case from selling the future authorized project.
