With this investment opportunity, Sponsor Shakingrivers – Unipessoal, Lda aims to raise 470 000 Euros in ~4 tranches to finance the renovation and expansion works of a mixed-use building (commerce and residential) with a 636m2 net saleable area. The project is located at the address Largo Dr. Carlos França 2 e 4, Colares, Sintra, Portugal. Sintra is one of the suburbs of Lisbon.

The maximal goal of this first tranche is 310 000 Euros, with 190 000 Euros for refinancing, and the rest of the funding round will be used for renovation. If necessary, later, there will be another 3 rounds of funding for the remaining 160 000 Euros to complete the renovation works.

The loan will be secured by a 1st rank mortgage on another property, an individual house located at bucolic Estrada da Pena nº6, 6A e 8 and Rua Maria Eugénia Reis Ferreira Navarro nº4, Sintra, Portugal. As per the attached appraisal, this collateral property has a market value of 2 151 000 Euros. Therefore, the maximum LTV for the 1st tranche is 15%.

The interest rate of the loan is 10% per annum, paid quarterly.

The loan period is 12 months, with a Sponsor's option to extend the loan period by 6 months with the obligation to increase the interest rate by 2% for the extended period. 

The loan will be repaid from refinancing, the Sponsor's operating revenues, sale of the collateral, or the sale of the property.
