Executive summary

With this project, the Crowdestate investors will have the opportunity to invest in a mortgage loan in a total amount of EUR 100,000 arranged in 2 tranches. In the first tranche, EUR 50,000 was raised. This will be the second tranche of the investment opportunity in the amount of EUR 50,000. 

The Project Owner intends to finance his other projects and to secure the loan offers a commercial space located in Bucharest City Center, 30 meters from one of the most important metro line stations in Bucharest, within Romana Square, District 1, as a collateral. The commercial space has a total usable area of 37 sqm. The property's market value is EUR 197,000 and the maximum LTV after the 2nd tranche will be ~50%.

The loan is secured by a 2nd rank mortgage over the commercial space. The first rank mortgage is held by Crowdestate investors from the first funding round.

The loan interest rate is 13,5% p.a. and the loan period is up to 12 months. The principal and interest payments will be made at the end of the loan period.

The loan will be repaid from the sales revenue of the Project Owner's other projects, the sale of the commercial space and/or other assets, or refinancing.
