Executive summary

With this project, Crowdestate Investors have the opportunity of investing in real estate secured loan in Portugal as the Sponsor aims to raise 100 000 Euros. Part of this amount will fund the different engineering and specialties projects. The other part will finance the licensing of the land division into 7 plots that later may be sold separately. The Sponsor's idea is to sell the plots tied with a turn-key construction contract per plot, lowering the need for construction financing.

This project is developed in a contracted partnership between the Landowner and the Sponsor. In this case, the Landowner is offering the security of a 1st rank mortgage on the property, a plot of urban land with construction capacity, in Rua do Bolhão, Oliveira do Douro, Vila Nova de Gaia, Portugal, to Crowdestate investors.

The property has an approved PIP - Pedido de Informação Prévia (Previous Information Request), confirming the construction capacity. This approval issued by the Vila Nova de Gaia's City Hall gives the Sponsor additional security regarding the zoning in place for the property. With this in hand, the Sponsor can now invest in further developing the engineering and specialties projects and license.

As per the attached appraisal, this collateral property has a market value of 413 958 Euros. Therefore, the maximum LTV for this opportunity is 25%.

The maximum goal of this opportunity is 100 000 Euros.

The interest rate of the loan is 11% per annum.

The loan period is 12 months, with a Sponsor's option to extend the loan period by 6 months with the obligation to increase the interest rate by 2% for the extended period.

The loan will be repaid from the sale of the divided plots, or the Sponsor's operating revenues.

The interest and principal payment will be made at the end of the loan period.
