Crowdestate investors will have the opportunity to invest in a mortgaged secured senior construction loan in a total amount of EUR 3,200,000, which is arranged in about 10 tranches based on the progression of works and the presales. In the first tranche, EUR 421,100 was raised and EUR 58,800 within the second tranche. This will be the third tranche of the investment opportunity in the amount of EUR 266,200.
The source of reimbursement will be the sale of the units when finalized.
The investment period for this tranche is up to 11 months. The interest rate is 14,5% p.a., which will be paid quarterly. The loan will be secured with a 3rd rank mortgage on the land and existing constructions, evaluated in October 2022 for EUR 1,499,000. The first two rank mortgages are held by Crowdestate investors from the previous funding rounds. Therefore, the maximum LTV after the 3rd tranche will be 49,77%.
