Executive summary

The goal of this opportunity is to finance the construction of 5 apartment buildings, with a total of 135 units. The project is located at 82W Bucuresti-Magurele road, Bucharest, District 5, Romania. 

Crowdestate investors will have the opportunity to invest in a mortgaged secured senior construction loan in a total amount of EUR 3,200,000, arranged in about 10-12 tranches based on the progression of works and the pre-sales. Currently, the total loan balance financed through the platform is EUR 598,800 through 4 previous tranches. This will be the 5th tranche of the investment opportunity in the amount of EUR 147,300.

The source of reimbursement will be the sale of the units when finalized. 

The investment period for this tranche is up to 10 months. The interest rate is 14,5% p.a., which will be paid quarterly. The loan will be secured by a 5th rank mortgage on the land and existing constructions, evaluated in October 2022 for EUR 1,499,000. The first four rank mortgages are held by Crowdestate investors from the previous funding rounds. Therefore, the maximum LTV after the 5th tranche will be 49,77%.
