Executive summary

Agordat 13, Milan is an “income-generating” investment opportunity which consists in the purchase of a property that has already been leased, in the management of it and in its resale at the end of the period.

Investors will receive a quarterly interest payment, as well as a bonus payment at the time of the final sale. The total return on investment is 30%. It is divided into a 6% preferred annual interest (paid quarterly for 3 years) plus a final bonus equal to 12% of the capital invested.

The investment presents a very low-risk profile. The property is going to be purchased already rented, with a monthly rental fee of EUR 2100 (all expenses included) which has been regularly paid by tenants for over 2 years. The purchase price of EUR 130 000 plus extra costs are very attractive. It’s about 25% less than the current average market value.

The property will be resold within 36 months from the date of purchase. Sponsor estimates a conservative selling price of EUR 175 000, equal to EUR 1950/sqm, which is around 10% lower than the current average market.

The Sponsor of the initiative is Weproperty srl, which has a history of three other projects funded through Crowdestate that have always guaranteed investors prompt returns: Via Esterle 23-25-29, Via Meucci 25 (I) and Via Meucci 25 (II).

The loan is guaranteed by 75% of the shares of Weproperty company owned by Crowdestate.
