Executive summary

Locatelli 1, Rho, Milan is a "rental"  investment opportunity which consists in the purchase of a property of 240 sqm, its renovation and its rental management for 36 months, with resale at the end of the period.

Investors are going to receive a quarterly return generated by the rental of the properties, as well as a bonus at the time of the final sale. The total return on investment is 30%. Divided through the payment of a quarterly annuity for three years (equal to 5% on an annual basis of the invested capital) plus a final bonus equal to 15%.

The investment has a low-risk profile. The property will be quickly renovated after purchase and then rented for medium-short periods.

The target will be mainly teams of technicians and workers at the Milan Fair and Expo area, as the location of the property is extremely close to this area. The Sponsor company will entrust the management of the property to a company specialized in leases of this type and with a great experience on the Rho market. In fact, to date, this company manages dozens of units, including single apartments and larger buildings, in the Rho area and records a very positive history.

The expected income, generated quarterly by the property, is estimated at 14,400 Euros. This is well above what the Sponsor will have to recognize to investors as a quarterly coupon, equal to 2,175 Euros. The sustainability of the initiative is therefore very high.

The resale of the property will take place within 36 months from the date of purchase. A conservative selling price of € 500,000 is estimated, equal to approximately € 2,080 / m2.

The Sponsor of the initiative is Interior Tech Srl, which has already financed another project through Crowdestate: the “San Babila, Milan” project, which today is proceeding smoothly with the renovation works.
The loan to the Sponsor company will cover only 30 % of the total cost of the project and is guaranteed by 30% of the shares of Interior Tech Srl owned by Crowdestate.
