Nervesa 6, Milan, Italy investment opportunity consists in the transformation of a 100 m2 commercial property into 2 new apartments. The units are located in the “Porta Romana” district of ​​Milan, very close to the city center (Duomo square) and the new redevelopment project of named "Porta Romana Railway Station".

The Sponsor of the initiative is WeProperty, has already purchased the Nervesa 6 property. The renovations will start as soon as the paperwork for the change of destination of use is completed (around 2 months). Market demand is very high both with reference to the central area and to the small size of the apartments, about 50m2 each.

The funds raised through Crowdestate aim to finance part of the ongoing project and provide greater liquidity to the Sponsor company in order to start new real estate initiatives. The total value of the project is around 260 000 euros. The goal of fundraising is a minimum of 100 000 euros, with a maximum of 180 000 euros.

The investment time horizon is estimated at 11 months. The interest offered to investors is 11.07% on an annual basis and the repayment date is scheduled for the end of December 2020. The loan to the Sponsor company is guaranteed by 75% of the shares of WeProperty owned by Crowdestate.

WeProperty company already has a history of four other projects successfully financed through Crowdestate which have always guaranteed investors timely returns: Via Meucci 25 I and II (repaid in total), Via Esterle 23-25-29 (almost totally repaid), Agordat 16 (started in December 2019).
