We bring you a new investment opportunity in Finland Vantaa Öljytie St. 10. Investors have the opportunity to finance the purchase of a Öljytie St. 10 property and later the renovation of the same property secured by a first-rank mortgage. The amount raised in the current first campaign is 400,000 euros. The expected funding of the renovation is 430,000 euros. 

There is an office and warehouse building on Öljytie St. 10 plot and it is located near Vantaa Airport. Total area of ​​the building is 2,356 m2. The building is leased out. The Sponsor has a plan to renovate the building, change lease terms and tenants' mix and thereby increase the market value of the property. 

The estimated current market value of the property is 1.65 million euros. The ratio of loan principal (incl. the amount to be granted in the following funding campaigns) to the market value of the collateral (LTV) is 50%.

The investment period is 18 months and the interest on the loan is 11% on an annual basis. The internal rate of return (IRR) on a loan with monthly interest payments is 11.6%.

The first-rank mortgage on the building lease will be established to secure investors' loans (the term of the building lease will be 19 years). In addition, the borrower's share pledge and key person surety.

The exit from the project takes place after the renovation of the building and the conclusion of new lease agreements, either by refinancing with a long-term bank loan or by selling the property.
