Executive summary

With this project, the Crowdestate investors will have the opportunity to invest in a mortgage loan in a total amount of EUR 500,000, arranged in 2 tranches. In the first tranche, EUR 190,000 was raised. This will be the second tranche of the investment opportunity in the amount of EUR 310,000. 

The Project Owner intends to finance his other projects and to secure the loan offers a property in Prejmer Commune, Brasov County as a collateral. It is located 14 km from Brasov City, in a superb area with mountain scenery and lakes. The property has 40,907 sqm land plot, 2 buildings and 22 fish ponds. The property's market value is EUR 1,230,000 and the maximum LTV after the 2nd tranche will be ~40%. 

The loan is secured by a 2nd rank mortgageThe first rank mortgage is held by Crowdestate investors from the first funding round.

The investment period for this tranche is up to 12 months. The interest rate is 15% p.a. and will be paid quarterly. 

The principal will be repaid at the end of the loan period from the sales revenue of the Project Owner's other projects, the sale of the property and/or other assets, operational revenues or by refinancing.
