Sala Bolognese, Bologna, Italy investment opportunity involves the construction of a residential complex of 4 two-floor apartments with a private garden located at Sala Bolognese, a few steps away from Bologna city center.

The Sponsor, GeoCostruzioni Srl, has already completed all urban planning practices and has started construction works, which will be completed by the end of 2020.

Total expected revenues are 1,075,000 Eur, for an average of 270,000 Eur per apartment.

Three out of four apartments have already been sold, for a total amount of 790,000 Eur. Part of it has already been collected as presales, through preliminary registered contracts.

The Sponsor aims to raise 450,000 Eur through Crowdestate, in 3 tranches of 150,000 Eur each, to cover part of the construction works. The loan will be repaid as soon as construction is completed and notary deeds carried out. The current campaign represents the second fundraising tranche.

Current sales are equal to 790,000 Eur and they allow the Sponsor to repay Crowdestate total loan of 450,000 Eur (the sole outstanding loan), making the investment opportunity particularly safe. 

The Sponsor has decades of experience in the Bologna area and suburbs, both as a real estate developer and as a construction company.

Crowdestate's investors return is 11.4% on an annual basis. Interest will be paid quarterly and principal at the end. Loan duration is 6 months.

As additional guarantees, Crowdestate holds a pledge on 50% of the company's shares, as well as a personal guarantee from the owner of the Sponsor company for 450,000 Eur.
