Executive summary

Visconti di Modrone 28, Milan, Italy investment opportunity consists of a residential development located in the heart of the city center and aims at the development of 3 exclusive apartments, 5 minutes away from “San Babila Square” and “Milan Duomo Cathedral”.

The sponsor, "Cunietti & Oggioni Real Estate", will complete the purchase and renovation of a 220 sqm office by transforming it into three exclusive apartments. Two out of three apartments, the largest 2-bedroom apartment and one of the 1-bedroom apartments have already been booked for the total amount of 1,525,000 Eur.

The sponsor plans to complete the renovation and sell the last available apartment by October 2020. The total expected revenue is 2,000,000 Eur.

The value of the apartments already sold widely covers the Crowdestate loan amount (which is between 500,000 Eur and 750,000 Eur). Once the notary deeds will be made (by October 2020), the company will be able to repay the crowdfunding loan and interest. This makes the project particularly solid.

Interest payment will take place within 8 months, at a 12% annual interest rate.

The sponsor has already successfully completed another investment opportunity through Crowdestate, “Via Meravigli 16” project, located in Milan city center as well. The project had a very similar structure to Visconti di Modrone 28 and exited successfully even before the deadline, repaying all the investors for capital and interests.

As a guarantee, Crowdestate owns 35% of the shares of the sponsor company and a call-option to purchase remaining shares in case the loan is not paid as agreed.
