Краткое описание

Crowdestate investors have financed the rebuilding of the office-building located at Väike kaar 33c in Tartu (second largest city in Estonia). Total investment amount is EUR 250,000. Construction work has been completed. EUR 250,000 loan is secured by 1st mortgage on 8 apartments. 2 apartments will be sold in March and May 2021. The Sponsor wants to keep 6 apartments and, once the permit of use has been issued, rent them out. With the current funding campaign, the Sponsor offers an opportunity to finance the furnishing of 6 apartments in the additional amount of EUR 30,000.

Current loan will be secured by a 2nd mortgage on 8 apartments (170.6 m2) of Väike kaar 33c and market value EUR 402,000. 1st mortgage secures EUR 250,000 Crowdestate investors' loan. Project LTV is 69.7% (considering Crowdestate loan principal of 1st and 2nd mortgage). 

Loan period is up to 11 months, interest rate is 12% per annum and interest is payable at the end of the period or together with loan principal by signing of real right contracts. Loan will be repaid from apartment sales revenue or/and in refinancing with long-term bank loan.

The building is located in Tammelinna district approx. 200 m from Tartu University Hospital (Maarjamõisa). There is a strong demand for small rental apartments in the area. The construction has been completed and the Sponsor is obliged to obtain a permit of use by June 30th, 2021 at the latest. The attached pictures of the interior were taken on January 19th, 2021.
