Käesoleva rahastusvooru suuruseks on 95,900 eurot. Laenu tagasimakse allikaks on valminud korterite müügist saadud tulu.Investeerimisperiood on kuni 7 kuud. Fikseeritud intressimääraks on 16% aastas, millest 8% aastas makstakse 6-kuulise intervalliga ning ülejäänud 8% aastas makstakse laenuperioodi lõpus või laenu tagastamisel. Proiectul reprezinta faza a doua dintr-un proiect mai mare de 230 de apartamente pe un teren de 5,000 m2. Faza 1 care a inclus 69 de apartamente a fost finalizata si vanduta in 2019. Investitorii Crowdestate au oportunitatea sa investeasca intr-un <a href="https://blog.crowdestate.eu/en/2020/secured-loan-definition/" target="" style="color: rgb(73, 131, 195);background-color: transparent;">imprumut senior</a>, garantat cu ipoteca, de pana la EUR 3.000.000, impartit în 14-16 transe, in functie de progresul lucrarilor si al vanzarilor in avans. In prezent, soldul existent al imprumutului finantat prin platforma Crowdestate este de 1.625.100 EUR. Prima transa a proiectului in valoare de EUR 250.000 a fost rambursata integral la finalul lunii Februarie 2023, conform graficului de rambursare. Prin intermediul celei de a 11-a transa, Sponsorul doreste sa obtina suma de 95.900 EUR. Sursa de rambursare este vanzarea apartamentelor cand constructia este finalizata si receptionata.Perioada de investitie pentru aceastra transa este de pana la 7 luni. Dobanzii este de 16% p.a. si va fi platita in rate semestriale de 8% p.a., iar diferenta la sfarsitul perioadei imprumutului sau la rambursarea principalului, oricare intervine mai devreme. Imprumutul este garantat cu o ipoteca de rangul 10 pe teren si constructii viitoare (rangul 1 a fost radiat din CF dupa rambursarea primei transe). Terenul si structura existenta (subsolul) au fost evaluate pentru EUR 1.3 milioane de catre Colliers International, folosind metoda venitului rezidual, iar ~EUR 3.59 milioane au fost investiti suplimentar din capitalul propriu al Sponsorului, din sumele incasate din antecontractele de vanzare-cumparare, cat si prin intermediul imprumuturilor obtinute prin intermediul Crowdestate.
