Both houses are approx. 50% completed already. 25% of units under construction are booked.The Sponsor of the project is established construction entrepreneur who functions also as main contractor in this project.Crowdestate investors have an opportunity to finance the construction of Aeru 9 and Aeru 11 in the amount of EUR 570,000 in total. Crowdestate investors have funded this project already in amount of EUR 200,000 by successful funding round in December 2018.This current funding round has an objective to raise EUR 200,000. The loans are secured by first rank mortgage on the Aeru 9 and Aeru 11 properties as well as personal assurance in the amount of EUR 100,000 by Mr. Enn Mullamaa, a board member of Westwood Invest OÜ, the sponsor of this project.The loan term is 10 months and interest rate is fixed on 11% per annum.Sponsor has agreed to quarterly interest payments.The loan will be returned and outstanding interest will be paid out according to sales as 100% of sales revenues will be transferred to payouts to investors, but not later than expiry date.The internal rate of return (IRR) of the first tranche is 11,43%.

Käesolev projekt pakub võimalust investeerida Tartus, eksklusiivses Kvissentali elamurajoonis, aadressidel Aeru 9 ja Aeru 11 asuvate ridaelamute arendamisse.Kvissental on hinnatud ja privaatne piirkond, mis asub Emajõe vahetus läheduses. Antud projekti raames arendatakse korraga kahte kuue korteriga ridamaja. Majad on ca. 50% ulatuses valminud.25% ehitatavatest korteritest on broneeritud.Sponsoriks on ehitusettevõtja, kes toimib projektis ka peatöövõtjana.Crowdestate’i investoritel on võimalus projekti paigutada kokku 570 000 eurot.Käesoleva, teise rahastusvooru maht on 200 000 eurot. Projekti esimese, 2018. a. detsembris korraldatud rahastusvooru maht oli samuti 200 000 eurot.Laen on tagatud esimese järjekoha hüpoteegiga arendatavatele kinnistutele. Lisaks on Sponsori juhatuse liige andnud projektile isikliku käenduse summas kuni 100000 eurot.Laenuperioodiks on kuni 10 kuud ja fikseeritud intressimääraks on 11% aastas.Sponsor teeb kvartaalseid intressimakseid.Laenusumma tagastatakse laenu tähtajal või korterite müümisel.Teise rahastusvooru arvutuslik tootlus on 11,43%.
