Meie järgmise projekti raames on Crowdestate'i investoritel võimalus investeerida hüpoteegiga tagatud sildlaenu kogusummas 65,000 eurot, mis on korraldatud kahes rahastusvoorus. Esimeses rahastamisvoorus kaasati 46,700 eurot ja praeguses teises voorus kaasatakse teine 13,800 eurot. Kaasatud vahandeid kavatseb Projektiomanik kasutada käibekapitalina ja pakub laenu tagamiseks esimese järjekoha hüpoteeki uhetoalisele korterile kus on parkimiskoht ja panipaik. Prin intermediul acestui proiect, investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior cu ipoteca in suma totala de 65.000 EUR, acordat in 2 transe. Prima transa de 46.700 EUR a fost finantata în Mai-Iunie 2023. Aceasta va fi a doua transa de finantare in suma de 18.300 EUR. Sponsorul intentioneaza sa isi finanteze alte proiecte si ofera drept garantie ipoteca de rang 1 asupra unui apartament cu 2 camere, 1 loc de parcare si un spatiu de depozitare subterane, localizat in Felicity Residence, in partea de nord a capitalei, in Sectorul 1, foarte aproape de Padurea Baneasa, Stejarii Country Club si a Centrului Comercial Baneasa. Apartamentul are o suprafata utila de 111.40 mp, incluzand si 2 terase de 62.59 mp. Valoarea totala de piata a proprietatii este de 120.000 EUR, prin urmare LTV-ul maxim va fi de ~54%.Imprumutul este garantat prin intermediul unei ipoteci de rang 2 asupra apartamentului cu 2 camere, locului de parcare si spațiului de depozitare. Ipoteca de prim rang este detinuta tot de investitorii Crowdestate din prima transa de finantare. Rata dobanzii este fixa de 13.5% p.a., iar perioada imprumutului pana la 11 luni. Plata principalului si a dobanzii se vor face la maturitatea imprumutului. Imprumutul va fi rambursat din veniturile din vanzari aferente altor proiecte ale Sponsorului, vanzarea proprietatii aduse in garantie (daca va fi cazul) si/sau a altor active sau prin refinantare.
