This investment offers Crowdestate investors an opportunity to finance the buyout of 100% shares of energy production company in Latvia. Energy production plant operates a cogeneration and biomass plant that generates and sells electricity and heat in Riga city.The purpose of the deal carried out by the Sponsor (team of energy sector professionals Janis Timma and Agris Sipkovs) is to buy out 100% shares of the energy production company from its current owners. The Sponsor is investing EUR 1,800,000 equity to fund the transaction.  Additionally, the Sponsor (through their SPV SIA Creati 1) is looking forward to raising EUR 1,500,000 additional funding from Crowdestate investors to complete the transaction. Total interest rate per base scenario is 23% per annum: 8% per annum interest paid out quarterly, 15% per annum interest and investment principal at the end of investment period. The loan term of the Project is up to 72 months but according to the base scenario, the Sponsor will make an early repayment of the loan between 24 - 36 months. In case of the base scenario, the early repayment will take place in 36 months, and the expected return on invested capital (IRR) in that case is 21.01 % per annum.The main exit scenario of the project, based on the free cash flow and reduced principal to Nordea bank Latvia, is refinancing Crowdestate’s investor’s loan with a new senior loan issued by the bank.

Käesolev investeerimisvõimalus pakub Crowdestate’i investoritele võimalust rahastada Läti energiatootmisettevõtte SIA Juglas Jauda ostu. Ettevõttele kuuluv töötav ning stabiilset rahakäivet genereeriv. Riia linna elektri ja sooja veega varustav koostootmisjaam.Tehingu käigus omandab Sponsor (energiasektoris pikaajaliselt tegutsenud Janis Timma ja Agris Sipkovs) SIA Juglas Jauda tänaselt omanikult 100% suuruse osaluse SIA Juglas Jauda's. Omandamistehingut  rahastatakse Sponsori poolt investeeritava 1 800 000 euro suuruse omakapitali ning Nordea Panga poolt antava laenuga, lisaks soovib Sponsor kaasata 1 500 000 euro suuruses kogusummas ühisrahastatud kapitali.Kuigi laenulepingud sõlmitakse kuni 72 kuu pikkuse tähtajaga, on baastsenaariumi kohaselt plaanis kogu kaasatud kapital tagastada hiljemalt kolmanda aasta lõpuks. Baastsenaariumi kohaselt on oodatavaks tulususeks 21,01% aastas, millest 8% makstakse välja regulaarsete kvartaalsete intressimaksena, ülejäänud intressid ning kogu põhiosa tagastatakse investeerimisperioodi lõpul.Regulaarseid, 8% suuruse aastaintressiga intessimakseid teostatakse ettevõtte vabast rahavoost, põhiosa ja ülejäänud intresside tagasimakse allikaks on olemasoleva pangalaenu refinantseerimine.

Данный инвестиционный проект предлагает инвесторам Crowdestate возможность финансировать выкуп 100% акций компании по производству энергии в Латвии. Компания управляет заводом, который производит и продает электроэнергию и тепло в Риге.Цель сделки, которую осуществит Спонсор (профессионалы энергетического сектора Янис Тимма и Агрис Сипковс), заключается в том, чтобы выкупить 100% акций компании у нынешних владельцев. Для совершения сделки Спонсор предоставил собственный капитал в сумме 1 800 000 евро и получил финансирование от банка Nordea в Латвии. Для осуществления выкупа Спонсор (через собственную компанию Creati 1) также планирует привлечь дополнительное финансирование в сумме 1 500 000 евро от инвесторов Crowdestate.Платежи: 8% годовых выплачиваются ежеквартально, остальные проценты выплачиваются вместе с возвратом основной суммы инвестиций в конце срока. В соответствии с базовым сценарием, Спонсор планирует досрочное погашение кредита в течение 24-36 месяцев. В случае базового сценария при погашении кредита через 36 месяцев ожидаемая доходность инвестированного капитала (IRR) составляет 21,01% годовых.Основным сценарием выхода из инвестиционного проекта, основанным на свободном движении денежных средств и сокращении основного долга перед банком Nordea в Латвии, является рефинансирование кредита инвесторов Crowdestate с помощью нового кредита, выданного банком.
