The total amount of Crowdestate investors' 1st and 2nd rank loans will be therefore 600,000 euros. The amount to be raised in the current and final round is 73,000 euros. This is the construction of a row-house at Ristiku St. 2 in Kohila municipality, Pukamäe village, Rapla county, Estonia. The property is located 30-minute drive from Tallinn city center. It is close to Kohila small town which is with developed infrastructure. All seven apartments have been sold with notarised pre-sale agreements! Amount to be received at signing of real right contracts will be 1,010,000 euros (including VAT). Arendaja soovib algselt kavandatust suuremas summas ehituse rahastamist ja lisaks vabastada osaliselt omavahendeid, et alustada järgmise projekti ehitusega. Sellest tulenevalt pakutakse investoritele 2. järjekoha hüpoteegi tagatisel projekti täiendavat rahastamist summas kuni 150 000 eurot. Crowdestate investorite 1. ja 2. järjekoha laenunõuete kogusumma on seega 600 000 eurot. Praeguse ja viimase rahastamisvooru maht on 73 000 eurot. Tegemist on 7-korteriga ridamaja ehitusega aadressil Ristiku tn 2, Pukamäe küla, Kohila vald, Rapla maakond. Projekt asub 30 minutilise autosõidu kaugusel Tallinna kesklinnast ja on arenenud infrastruktuuriga Kohila linna lähedal. Kõigi seitsme korteri ostjatega on notariaalsed võlaõiguslepingud sõlmitud! Asjaõiguslike lepingute sõlmimisel laekub 1 010 000 eurot (sh. käibemaks). Investorite laenude ja müügist laekuva (käibemaksuga) summa suhe on u. 60%. Ridamaja ehitus on lõpujärgus ja akteerimise kohaselt on u. 97% ehitustöödest lõpetatud. Lisatud pildid on 17.10.22 seisuga.Teise järjekohaga tagatud laenu fikseeritud intressimäär on 12,5% aastas. Perioodilisi intressimakseid ei toimu. Investeerimisperiood on kuni 2 kuud. Kõikide korterite suurus on 102,4 m2 ja korteri keskmine müügihind on 177 430 eurot. Laen on tagatud 2. järjekoha ühishüpoteegiga Ristiku tn 2  seitsmele korteriomandile. Crowdestate investorid rahastasid summas 250 000 eurot ka projekti omaniku Ristiku tn 1 ridamaja arendust. Projekt oli edukas ja kohustus investorite ees täideti korrektselt.
