Rahastamine on korraldatud 10-12 vooru kaudu vastavalt ehitustööde ning ettemüügi tempole. Esimeses 4 rahastusvoorus kaasati 598,800 eurot. Käesolev on uuest investeerimise voik rahastusvoor summas 147,300 eurot.Laenu tagasimaksmise allikaks on valminud korterite müügist genereeritav rahavoog.Käesoleva rahastusvooru pikkuseks on kuni 10 kuud. Intressimääraks on 14,5% aasta baasil. Intresse makstakse kvartaalselt. Laen on tagatud 5.jargu hüpoteegiga arendatavale kinnistule. Esimesed neli järjekohta hoiavad Crowdestate’i investorid, kes osalesid eelmistes rahastamisvoorudes. Vastavalt Oktoobris koostatud hindamisaktile on kinnistu väärtuseks 1,499,000 eurot. Seega on maksimaalne LTV pärast viis rahastusvooru 49,77%.

Obiectivul acestei oportunitati de investitie este finantarea constructiei a 5 blocuri de locuinte, avand un numar total de 135 apartamente, dezvoltate pe un teren in suprafata de 5.278 m2, situate pe Soseaua Bucuresti-Magurele, Bucuresti, sectorul 5, Romania.Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 3.200.000 EUR, acordat în 10-12 transe, in functie de progresul lucrarilor si de avansurile incasate. In prezent, soldul total al imprumutului finantat prin platforma Crowdestate este de 598.800 EUR prin cele 4 transe anterioare. Aceasta va fi a cincea transa de finantare in suma de 147.300 EUR.Rambursarea va fi facuta din vanzarea apartamentelor la finalizarea constructiei. Durata investitiei pentru aceasta transa este de pana la 10 luni. Rata dobanzii este de 14.5% pe an si va fi platita in rate trimestriale. Imprumutul va fi garantat cu ipoteca de rang 5 pe teren si constructiile existente, evaluate pentru suma totala de 1.499.000 EUR. Ipotecile de  prim rang, rang doi, trei și patru sunt detinute tot de investitorii Crowdestate din primele transe de finantare. Prin urmare, LTV-ul maxim dupa finantarea transei 5 va fi de 49.77%.
