Etapi 69 korterit valmisid 2019. aastal ja on tänaseks täies ulatuses müüdud.Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud arenduslaenu kogusummas kuni 3,000,000 eurot, jaotatuna 14–16 rahastusvooruks, lähtudes tööde edenemisest ja eelmüügist.Käesolev on projekti kumnes rahastusvoor. Proiectul reprezinta faza a doua dintr-un proiect mai mare de 230 de apartamente pe un teren de 5,000 m2. Faza 1 care a inclus 69 de apartamente a fost finalizata si vanduta in 2019. Investitorii Crowdestate au oportunitatea sa investeasca intr-un <a href="https://blog.crowdestate.eu/en/2020/secured-loan-definition/" target="" style="color: rgb(73, 131, 195);background-color: transparent;">imprumut senior</a>, garantat cu ipoteca, de pana la EUR 3.000.000, impartit în 14-16 transe, in functie de progresul lucrarilor si al vanzarilor in avans. In prezent, soldul total al imprumutului finantat prin platforma Crowdestate este de 1.685.000 EUR prin cele 9 transe anterioare. Prin intermediul celei de a zecea transa, Sponsorul doreste sa obtina suma de 286.000 EUR. Din suma totala solicitata de Sponsor in cadrul transei curente, suma de 100.000 EUR va fi folosita pentru rambursarea partiala a primei transe a proiectului in valoare de 250.000 EUR, cu scadenta in Februarie 2023. Alti 100.000 EUR vor fi folositi in acelasi scop, din capitalul propriu suplimentat de catre Sponsor. Diferenta de EUR 186.000 va fi folosita pentru continuarea lucrarilor de constructie.Sursa de rambursare este vanzarea apartamentelor cand constructia este finalizata si receptionata.Perioada de investitie pentru aceastra transa este de pana la 8 luni. Dobanzii este de 16% p.a. si va fi platita in rate semestriale de 8% p.a., iar diferenta la sfarsitul perioadei imprumutului sau la rambursarea principalului, oricare intervine mai devreme. Imprumutul este garantat cu o ipoteca de rangul 10 pe teren si constructii viitoare. Terenul si structura existenta (subsolul) au fost evaluate pentru EUR 1.3 milioane de catre Colliers International, folosind metoda venitului rezidual, iar ~EUR 3.26 milioane au fost investiti suplimentar din capitalul propriu al Sponsorului, din sumele incasate din antecontractele de vanzare-cumparare, cat si prin intermediul imprumuturilor obtinute prin intermediul Crowdestate.
