Projekti aadressiks on 82W Bucuresti-Magurele tänav, 5. rajoon, Bukarest, Rumeenia.Crowdestate’i investoritel on võimalus rahastada arendusprojekti ehituskulusid kokku EUR 3,200,000 ulatuses hüpoteegiga tagatud seeniorlaenu kujul. Rahastamine on korraldatud ca. 10 vooru kaudu vastavalt ehitustööde ning ettemüügi tempole. Esimeses kaks rahastusvoorus kaasati 543,500 eurot. Käesolev on investeerimisvõik kolmas osa rahastusvoor summas 202,600 eurot.Laenu tagasimaksmise allikaks on valminud korterite müügist genereeritav rahavoog.Käesoleva rahastusvooru pikkuseks on kuni 11 kuud. Intressimääraks on 14,5% aasta baasil. Intresse makstakse kvartaalselt. Laen on tagatud neli järjekoha hüpoteegiga arendatavale kinnistule. Esimesed kolm järjekohta hoiavad Crowdestate’i investorid, kes osalesid eelmistes rahastamisvoorudes. Vastavalt Oktoobris koostatud hindamisaktile on kinnistu väärtuseks 1,499,000 eurot. Seega on maksimaalne LTV pärast kolmas rahastusvooru 49,77%.

Obiectivul acestei oportunitati de investitie este finantarea constructiei a 5 blocuri de locuinte, avand un numar total de 135 apartamente, dezvoltate pe un teren in suprafata de 5.278 m2, situate pe Soseaua Bucuresti-Magurele, Bucuresti, sectorul 5, Romania.Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 3.200.000 EUR, acordat in 10 transe, in functie de progresul lucrarilor si de avansurile incasate. Prima transa de 421.100 EUR a fost finantata in Martie 2022, a doua de EUR 58.800 in Decembrie 2022, iar a treia transa de EUR 63.600 in Ianuarie 2023. Aceasta va fi a patra transa de finantare in suma de 202.600 EUR.Rambursarea va fi facuta din vanzarea apartamentelor la finalizarea constructiei. Durata investitiei pentru aceasta transa este de pana la 11 luni. Rata dobanzii este de 14.5% pe an si va fi platita in rate trimestriale. Imprumutul va fi garantat cu ipoteca de rang 4 pe teren si constructiile existente, evaluate pentru suma totala de 1.499.000 EUR. Ipotecile de  prim rang, rang doi si trei sunt detinute tot de investitorii Crowdestate din primele transe de finantare. Prin urmare, LTV-ul maxim dupa finantarea transei 3 va fi de 49.77%.
