Obiectivul acestei oportunitati de investitie este finantarea constructiei a 5 blocuri de locuinte, avand un numar total de 135 apartamente, dezvoltate pe un teren in suprafata de 5.278 m2, situate pe Soseaua Bucuresti-Magurele, Bucuresti, sectorul 5, Romania.Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 3.200.000 EUR, acordat în 10-12 transe, in functie de progresul lucrarilor si de avansurile incasate. In prezent, soldul total al imprumutului finantat prin platforma Crowdestate este de 853.100 EUR, prin cele 6 transe anterioare. Aceasta va fi a saptea transa de finantare in suma de 225.500 EUR.Rambursarea va fi facuta din vanzarea apartamentelor la finalizarea constructiei. Durata investitiei pentru aceasta transa este de pana la 8 luni. Rata dobanzii este de 14.5% pe an si va fi platita in rate trimestriale. Imprumutul va fi garantat cu ipoteca de rang 7 pe teren si constructiile existente si viitoare, evaluate in Aprilie 2023 pentru suma totala de 2.771.000 EUR. Primele 6 ranguri de ipoteca sunt detinute tot de investitorii Crowdestate din primele 6 transe de finantare. Prin urmare, LTV-ul maxim dupa finantarea transei 7 va fi de 38.92%.
