Progetto in sintesi

With this project, the Sponsor aims to raise 475 000 Euros to fund the renovation works of an office building in Avenida Duque de Loulé nº12, in Lisbon. This total amount will be divided into several tranches, being this the second one of 75 000 Euros.

The first-rank mortgage on a different property will be provided by another company of SPV principal shareholders who will secure this loan.

The collateral property is a plot of land with construction capacity approved for an individual house, located in Rua do Sol Nascente nº17, in Turcifal, Torres Vedras, inside the Campo Real Resort in Portugal.

The estimated market value of the collateral is 118 000 Euros as is. According to the attached expert assessment, the project's short-term liabilities ratio to the collateral (LTV) value is 64%.

The loan's interest rate is 11% per annum.

The principal and interests will be paid at the end of the loan period.

The loan period is 12 months, with a Sponsor's option to extend the loan period by 3 months with the obligation to increase the interest rate by 2% for the extended period.
