Interest during the extension period will be 14% p.a.Investors have previously financed the project owner's developments in the same area (Hirve St. 3, 8 and Marali St. 9 + Hirve St. 14 and 15), which have been successfully exited. At the moment, investors have issued two loans for Pesapuu 11 and Pesapuu 22 and Pargimetsa 11 projects, which are in progress.

Meie uue projekti raames saavad investorid rahastada Pesapuu 14 ühepereelamu ehitust Meremõisa külas, Lääne-Harju vallas. Projektiomanik on alustanud ehitusega ja käimasolevas esimeses voorus rahastaksid investorid projekti summas 120 000 eurot. Järgmistes voorudes ehitusaktide alusel summas kuni 70 000 eurot. Ehituse valmidus on hetkel u. 70%. Ehituse tähtaeg mai 2023. Projekt asub Tallinna kesklinnast 30 minutilise autosõidu kaugusel. Pesapuu 14 elamu suletud netopind on 109,5 m2.Laenu tagatiseks seatakse 1. järjekoha hüpoteek Pesapuu tee 14 kinnistule. Kinnistu hetke turuväärtus on 262 000 eurot ja tulevikuväärtus, kui ehitustööd on lõpetatud, on 346 000 eurot. Investorite laenude põhiosa ja vara väärtuse suhe (LTV) on kuni 57%.Laenuperiood on 12 kuud (kuni 31.12.2023) ja intress 12% aasta baasil. Intress makstakse ühekordse maksena laenuperioodi lõpus või valmis maja müümisel. Projektiomanikul on õigus laenutähtaega kuni 2 kuu võrra pikendada. Pikendamisperioodi intress on 14%. Investorid on varem rahastanud projektiomaniku sama piirkonna arendusi (Hirve tee 3, 8 ja Marali tee 9 + Hirve tee 14 ja 15), millest on edukalt väljutud. Hetkel on investorite poolt väljas kaks laenu Pesapuu 11 ning Pesapuu 22 ja Pargimetsa 11 projektidele, mis on pooleli.
