Pakume investoritele võimalust rahastada 7-korteriga ridamaja ehitust aadressil Ristiku tn 2, Pukamäe küla, Kohila vald, Rapla maakond. Projekt asub 30 minutilise autosõidu kaugusel Tallinna kesklinnast ja on arenenud infrastruktuuriga Kohila linna lähedal. Tegemist kolmanda rahastamisvooruga, mille raames soovib Sponsor kaasata 41 100 eurot, mis vastab praeguseks hetkeks akteeritud ehitustööde maksumusele. Sponsor soovib Ristiku tn 2 ridamaja ehituseks kaasata kokku kuni 450 000 eurot. Esimeses kahes voorus rahastasid investorid ehitust summas 303 900 eurot. Ehituse tähtaeg on november 2022. Kõigi seitsme korteri ostjatega on notariaalsed võlaõiguslepingud sõlmitud! Laenu fikseeritud intressimäär on 11% aastas. Perioodilisi intressimakseid ei toimu. Investeerimisperiood on kuni 5 kuud. Kõikide korterite suurus on 102,4 m2 ja korteri keskmine müügihind on 177 430 eurot. Laen on tagatud esimese järjekoha hüpoteegiga Ristiku tn 2 elamumaa kinnistule (ühishüpoteek seitsmele korteriomandile). Hindamisakti kohaselt on hoonestamata kinnistu turuväärtus on 92 000 eurot. Peale kolmandat rahastamisvooru on projekti ehituskulude põhine LTV 78%.  Crowdestate investorid rahastasid summas 250 000 eurot ka Sponsori Ristiku tn 1 ridamaja arendust. Selles projektis toimub korterite asjaõiguslike müügilepingute sõlmimine ja investorite laenud on suuremas osas tagasi makstud (laenude jääk hetkel 33 000 eurot).
