The collateral includes approx 25 000 m2 with a furnished 4-bedroom villa and a 3-bedroom annex. 22 000 m2 of the land is unused and natural. The buildings are currently not being used.There are many villas of the same type and similar value in the vicinity of the property. It is one of the most valued regions in Portugal.Through this, the first round of funding, the Sponsor intends to raise 120 000 Euros. The remaining loan amount will be mobilized through the next funding round.According to the attached expert assessment, the ratio of the project short-term liabilities to the value of the collateral (LTV) is 6%.The interest rate of the loan is 10% per annum.Interests payments are made quarterly.The loan period is 24 months.The source of loan repayment is the sale of real estate.

Käesoleva projekti Sponsor soovib kaasata kokku 230,000 eurot, pakkudes tagatiseks 1. järjekoha hüpoteeki kinnistule, mis asub Portugali tuntud suvituspiirkonnas, Almancilis.Tagatisvara hinnaguliseks turuväärtuseks on 3,950,000 eurot. Tagatisvara hõlmab endas ca. 25,000 m2 suurust kinnistut, millel asub möbleeritud 4 magamistoaga villa ja 3 magamistoaga kõrvalhoone. Ca. 22,000 m2 on kasutamata ja looduslik. Hooned ei ole regulaarselt kasutuses. Kinnistu lähiümbruses on rohkelt samatüübilisi ja sarnase väärtusega villasid. Tegemist on ühe hinnatuima piirkonnaga Portugalis.Käesoleva, esimese rahastusvooru kaudu soovib Sponsor kaasata 120,000 eurot. Ülejäänud laenusumma kaasatakse järgmise rahastusvooru investoritelt.Lisatud eksperthinnangu kohaselt on projekti lühiajaliste kohustuste ja tagatise väärtuse (LTV) suhteks peale kogu laenumahu kaasamist 6%.Laenu intressimääraks on 10% aastas.Intressimakseid tehtakse kvartaalselt.Laenu perioodiks on 24 kuud. Laenu tagasimakse allikaks on kinnistu müük.
