From the total 11 houses which are the objects of this investment opportunity only 4 are pre-sold. The houses are expected to be delivered by the end of the summer or mid autumn 2024. Other sources of reimbursement can be refinancing from one of the banks operating in Romania or the sale of other land plots owned by the Project Owner within the project.The investment tenor for this tranche is up to 9 months. The interest rate of the loan is 16% p.a. The principal and interest payments will be made at the end of the loan period. The loan will be secured by a 8th rank mortgage on the land plots and existing constructions. The first rank mortgages are held by Crowdestate investors from the previous funding rounds. The land plots and constructions in different stages of development were re-evaluated in January 2024 for a total amount of EUR 1,962,360 by Fortis Global Management. Meie järgmise investeerimisvõimaluse eesmärk on rahastada 11 üksikelamu ehitustööde lõpuleviimist Sura Mare vallas, Sibiu maakonnas, Transilvaania piirkonnas, Rumeenias. Crowdestate'i investoritel on võimalus investeerida hüpoteegiga tagatud ehituslaenu kogusummas 650,000 eurot, mis on korraldatud 8 rahastusvoorus. Esimeses 7.eelneva rahastusvoorus kaasati 606,900 eurot. Tegemist on investeerimisvõimaluse 8.osamaksega summaga 43,100 eurot.Tagasimaksmise allikaks on majade müük pärast valmimist. Selle investeerimisvõimaluse objektiks olevast 11 majast on eelmüüdud vaid 4. Majad peaksid valmima 2024. aasta suve lõpuks või sügise keskpaigaks. Muudeks tagasimaksmise allikateks võivad olla: refinantseerimine mõnest Rumeenias tegutsevast pangast või Projektiomaniku omandis olevate teiste projektiga seotud kinnistute müük.Laenuperioodiks on kuni 9 kuud. Laenu intressimäär on 16% aastas. Põhiosa tagastatakse ja intressimakseid tehakse laenuperioodi lõpus. Laenu tagatiseks on 8. järjekoha hüpoteek arendatavatele kinnistutele ja olemasolevatele ehitisele. Esimesed 7. hüpoteeklaene on Crowdestate'i investorite käes seitse esimesest rahastamisvoorust. Fortis Global Management hindas 2024. aasta jaanuar maatükke ja olemasolevaid 11 ehitist, mis on erinevates arenguetappides, kogusummas 1,962,360 euro väärtuseks. Seega on, parast 8. osa ~LTV 33%.

Obiectivul acestei oportunitati de investitie este finantarea finalizarii lucrarilor de constructie pentru 11 case individuale situate in  loc. Sura Mare, Jud. Sibiu, Transilvania, Romania. Investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior pentru constructie in suma totala de 650.000 EUR, acordat in 8 transe. In prezent, soldul total al imprumutului finantat prin platforma Crowdestate este de 606.900 EUR, prin cele 7 transe anterioare. Aceasta va fi a opta si ultima transa de finantare in cadrul proiectului in suma de 43.100 EUR. Sursa de rambursare va fi vanzarea caselor la momentul finalizarii acestora. Din totalul celor 11 case care fac obiectul acestei oportunitati de investitie un numar de 4 case sunt deja pre-contractate. Finalizarea caselor este estimata sa se realizeze la finalul lunilor de vara sau cel tarziu la mijlocul toamnei 2024. Alte posibile surse de rambursare pot fi refinantarea prin intermediul unei banci din Romania sau vanzarea altor loturi de teren detinute de Sponsor, care se afla in cadrul aceluiasi proiect.Durata investitiei pentru aceasta transa este de pana la 9 luni. Rata dobanzii este de 16% pe an. Plata principalului si a dobanzii se va face la finalul perioadei imprumutului. Imprumutul va fi garantat cu ipoteca de rang 8 pe loturile de teren si constructiile existente. Ipotecile de rang 1-7 sunt detinute tot de investitorii Crowdestate din transele anterioare. Terenurile si constructiile existente, care se afla in stadii diferite de dezvoltare au fost re-evaluate in Ianuarie 2024 pentru suma de 1.962.360 EUR de catre Fortis Global Management. Prin urmare, LTV-ul maxim dupa transa 8 de finantare va fi de ~33%.
