Tammelehe 4 development requires funding amounting EUR 721 800 in total. The funding is arranged in tranches according to the invoices submitted by the main contractor. With each new funding round, the value of the underlying asset will increase until the row house is finished.  This fourth and final funding round of Tammelehe 4 development requires funding in the amount of EUR 150,000. The investment period of this tranche is up to 9 months and is paying a 12.0% interest rate p.a. Additionally, Sponsor has an option to unilaterally extend the loan period for up to 4 months with commitment to pay additional 2% interest for the extended period. The loan is secured by a first rank mortgage on the property. The Sponsor, Constructor and Crowdestate have signed a agreement for security acquisition of construction elements in the possession (prior to installation into Object) of Constructor to Crowdestate Collateral Agent as well as assignment of claims by Sponsor against Constructor to Collateral Agent.

Käesolev investeerimisvõimalus on viimane osa Tammelehe 4 (Tabasalu alevik, Harku vald, Harjumaa) ridaelamu arendusest.Tammelehe tänava ridaelamute arendusprojekt koosneb 3-st eraldiseisvast kinnistust. Esimeses etapis valmib käesoleva aasta sügisel esimene 6 korteriga ridamaja aadressil Tammelehe 2, mida on rahastanud ka Crowdestate'i investorid. Maja on müüdud ning ootab ehitustööde lõppu, et saaks tehingud lõpuni viia ja korteriomandid üle anda. Paralleelselt ehitatakse ka Tammelehe 4 ja Tammelehe 6 aadressidel, samuti Crowdestate'i investoritelt kaasatud kapitali toel.Tammelehe tn. 4 asuva, 6 korteriga ridaelamu ehitusfinantseerimise kogusumma on kuni 721 800 eurot. Ehitust finantseeritakse etappidena, mis vastab ehituse akteeritud tööde mahule ja maksegraafikule. Iga etapi rahastamisega seonduvalt toimub projekti tagatisvara väärtuse järk-järguline kasv kuni ridaelamu valmimiseni. Käesoleva, järjekorras neljanda ja viimase etapi finantseerimismaht Tammelehe 4 projektis on 150 000 EUR, laen on tagatud 1. jrk. hüpoteegiga kinnistule ja lisaks on sõlmitud nõuete tagatisomandamise leping tehases toodetavate majaelementide osas. Laenu fikseeritud intressimääraks on 12,0% aasta baasil. Laenulepingu tähtajaks on kavandatud 9 kuud, millele lisandub optsioon Sponsori poolt ühepoolselt laenuperioodi kuni 4 kuu võrra pikendada ning millisel juhul maksab Sponsor pikendusperioodi vältel laenujäägilt lisanduvad 2% intressi.
