The property's market value is EUR 197,000 and the maximum LTV after the 2nd tranche will be ~50%.The loan is secured by a 2nd rank mortgage over the commercial space. The first rank mortgage is held by Crowdestate investors from the first funding round. The loan interest rate is 13,5% p.a. and the loan period is up to 12 months. Meie järgmise projekti raames on Crowdestate'i investoritel võimalus investeerida hüpoteegiga tagatud sildlaenu kogusummas 100,000 eurot, mis on korraldatud kahes rahastusvoorus. Esimeses rahastamisvoorus kaasati 50 000 eurot ja praeguses teises voorus kaasatakse teine 50 000 eurot. Kaasatud vahandeid kavatseb Projektiomanik kasutada käibekapitalina ja pakub laenu tagamiseks hüpoteeki äripinnale, mis asub Bukaresti kesklinnas, 30 meetri kaugusel Bukaresti ühest tähtsamast metroojaamast, Romana väljakul, 1. linnaosas. Äripinna kasulikku pindala on 37 m2. Tagatiseks pakutava vara turuväärtus on 197 000 eurot. Seega on maksimaalne LTV pärast teist rahastamisvooru ~50%. Laen on tagatud teise järjekoha hüpoteegiga. Esimene järjekoht kuulub Crowdestate'i investoritele eelmisest rahastamisvoorust. Laenu intressimäär on 13,5% aastas ja laenuperiood on kuni 12 kuud. Põhiosa- ja intressimaksed tehakse laenuperioodi lõpus.Laenu tagasimaksmine toimub Projektiomaniku teiste projektide müügitulust, äripinna ja/või muude varade müügist või refinantseerimise teel.

Prin intermediul acestui proiect, investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior cu ipoteca in suma totala de 100.000 EUR, acordat in 2 transe. Prima transa de 50.000 EUR a fost finantata in Decembrie 2022 - Ianuarie 2023. Aceasta va fi a doua transa de finantare in suma de 50.000 EUR.Sponsorul intentioneaza sa isi finanteze alte proiecte si ofera drept garantie un spatiu comercial localizat in centrul Bucurestiului, in Piata Romana, la 30 metri de una dintre cele mai importante statii de metrou din Bucuresti, in Sectorul 1, pe bulevardul Magheru. Spatiul comercial are o suprafata totala utila de 37 metri patrati si este utilizat ca salon de infrumusetare. Valoarea de piata a proprietatii este de 197.000 EUR. Prin urmare, LTV-ul maxim dupa finantarea transei 2 va fi de ~50%.Imprumutul este garantat prin intermediul unei ipoteci de rang 2 asupra spatiul comercial. Ipoteca de prim rang este detinuta tot de investitorii Crowdestate din prima transa de finantare. Rata dobanzii este fixa de 13.5% p.a., iar perioada imprumutului pana la 12 luni. Plata principalului si a dobanzii se vor face la maturitatea imprumutului. Imprumutul va fi rambursat din veniturile din vanzari aferente altor proiecte ale Sponsorului, vanzarea spatiului comercial adus în garantie (daca va fi cazul) si/sau a altor active sau prin refinantare.
