Prin acest proiect, investitorii Crowdestate vor avea ocazia sa investeasca intr-un imprumut garantat cu ipoteca in valoare totala de 150.000 euro, aranjat in 1-2 transe. Prima transa in suma de 96.600 euro a fost finantata in Aprilie-Mai 2024. Aceasta va fi a doua transa de finantare  in cadrul proiectului in suma de 53.400 euro.  Scopul imprumutului este finantarea capitalului suplimentar necesar pentru lucrarile de constructie aflate deja in derulare, aferente proiectului rezidential, compus din 23 apartamente aferente blocului B2 situat in Mun. Sibiu, Str. Tractorului, nr. 12, Jud. Sibiu, Romania. Aceasta este faza 3 a proiectului, proiect care cuprinde un numar total de 494 apartamente, 34 vile, 1 gradinita, 1 centru sport &amp; spa si 3 restaurante pe o suprafata totala de teren ~53.000 mp din care ~20,000 mp de parc si zona verde. Faza 1, care include 42 de apartamente, a fost finalizata in aprilie 2022, iar unitatile au fost vandute in totalitate. Faza 2 a fost finalizata in august 2023, 34 de unitati fiind deja vandute din totalul de 39 unitati. Sponsorul a obtinut in luna Martie 2024 emiterea autorizatiei de constructie pentru Faza 3, iar lucrarile de constructie au inceput imediat dupa. Din Faza 3 au fost deja vandute 14 unitati din totalul de 23 unitati. Pentru a garanta imprumutul, Sponsorul ofera ipoteca de rangul 2 asupra unui lot de teren, care va fi utilizat pentru dezvoltarea unui viitor proiect rezidential, in suprafata totala de 4500 mp situat in continuarea cartierului Strand-Campsor din orasul Sibiu. Conform raportului de evaluare atasat,  valoarea minima de piata a lotului de teren este de 297.000 euro (raport intocmit de catre Neoconsult Valuation Romania in Aprilie 2024). Prin urmare, daca investitorii Crowdestate vor finanta integral suma solicitata, LTV-ul maxim dupa transa 2 va fi de ~50%. Durata investitiei pentru aceasta transa este de 14 luni, Sponsorul avand optiunea de a prelungi perioada cu alte 4 luni, daca va fi cazul.  Rata dobanzii este de 15% pe an. Daca Sponsorul isi foloseste dreptul de a prelungi perioada imprumutului, rata dobanzii pentru perioada prelungita va fi de 17% pe an. Plata principalului se va face la finalul perioadei imprumutului, iar dobanda trimestrial.  Platile se vor face din vanzarea apartamentelor la finalizarea acestora, eventuala vanzare a lotului de teren adus in garantie,  vanzarea altor active/terenuri detinute de companie,  refinantare de la o banca locala sau alt creditor sau din profitul aferent activitatii operationale ale companiei.
