To meet the growing demand, the Sponsor has acquired the adjacent building, which can be converted into a 160-bed retirement home. Helme retirement home is located in Helme borough, Valga County, approx. 2 km from city of Tõrva. It is a beautiful place next to Helme primeval valley and manor park.Construction work is underway and has proceeded as planned. The building is ready from the outside. All outside utility networks have been renovated. The roads and parking areas around the house are covered with gravel and await asfalt paving in the spring. Ventilation, heating, water and sewerage have been built inside the house. The electrical installation behind the walls has been done. Gypsum wall have been built. Painting and tiling works are underway. The total construction cost of the project is EUR 1.16 million, of which EUR 150,000 will be covered by the PRIA fund, EUR 210,000 is the Sponsor's own equity and EUR 800,000 will be Crowdestate investors' loan. The construction will be financed in stages. Together with the non-refundable grant from PRIA fund (Agricultural Registers and Information Board) and the loan from Crowdestate investors, the Sponsor plans to build 60-bed retirement home in the first phase and open it in 1st quarter of 2021. In the second phase, another 40 beds will be added. Another 60 beds will initially stay in reserve and will be built as additional demand arises. The Sponsor will conclude a contract with Tõrva municipality for 35 beds and there are 25 more people in queue for care services. Thus, when a new retirement home is opened, 60 places would be filled immediately. &#65279;Loan interest is 11% on an annual basis and the first interest payment is due in 6 months. The investment period is 11 months, plus a double 6-month extension option (interest 12% after the first extension and 14% after the second extension). Investors' loans are secured by a 1st mortgage on a property under renovation, a guarantee from AS Helme Pansionaat (the operator of 75-bed retirement home) and a personal surety of the Sponsor's key person Sven Allas. Crowdestate investors' loan will be repaid by refinancing with a long-term bank loan. The Sponsor's current 75-bed retirement home has been financed by Swedbank, which has also expressed its willingness to refinance the construction loan after obtaining of the permit of use and when retirement home is operational.&#65279;

Toome teieni <a href="https://helmepansionaat.ee/" target="">Helme Pansionaadi</a> laienduse finantseerimise neljanda rahastamisvooru summas 150 000 eurot. Esimeses kolmes voorus on investorid finantseerinud ehitust summas 550 000 eurot. Sponsor on osutanud vanurite hooldusteenust senises 75-kohalises hooldekodus alates 2014. aastast. Kasvava nõudluse rahuldamiseks on Sponsor soetanud naaberkinnistul endise kutseõppekeskuse hoone, mida on võimalik ehitada ümber 160-kohaliseks hooldekoduks. Helme Pansionaat asub Valgamaal Helme alevikus, Helme ürgoru ja mõisapargi kõrval, u. 2 km kaugusel Tõrva linnast. Suuremate Lõuna-Eesti tõmbekeskuste kaugused on järgmised: Tartu 72 km, Valga 32 km, Põlva 87 km, Võru 82 km ja Jõgeva 121 km.Ehitustööd käivad ja on kulgenud plaanipäraselt. Hoone on väljast valmis. Kõik väljapoole hoonet jäävad tehnosüsteemid on renoveeritud. Hoone ümbruses olevad teed ja parkimisalad on kaetud killustikalusega ja ootavad kevadel asfalteerimist. Hoone sees on välja ehitatud ventilatsioon, küte, vesi ja kanalisatsioon. Seinte tagune elektriinstallatsioon on tehtud. Kipsseinad on püstitatud ning käivad maalri- ja plaatimistööd. Hoonesse on paigaldatud lift. Projekti ehituse maksumus kokku on 1,16 miljonit eurot, millest 150 000 eurot katab PRIA, 210 000 eurot on Sponsori omaosalus ja Crowdestate’i investorite finantseering 800 000 eurot. Esmalt luuakse ümberehituse käigus 60 voodikohta ja võetakse  need kasutusse I kvartalis 2021. Teises etapis ehitatakse välja veel 40 voodikohta. 60 kohta jääb esialgu reservi ja see ehitatakse välja täiendava nõudluse tekkides. Sponsoril on Tõrva vallaga sõlmimisel leping 35 voodikohale ja praeguses hooldekodu teenuse järjekorras on 25 inimest. Seega, uue hooldekodu avamisel oleks kohe 60 kohta täidetud.Laenu intress on 11% aasta baasil ja esimene intressimakse toimub 6 kuu möödudes laenusumma väljastamisest. Investeerimisperiood on 11 kuud, millele lisandub 6 kuuline kahekordne pikendamise võimalus (intress peale esimest pikendamist 12% ja peale teist pikendamist 14%). Investorite laenud on tagatud 1. järjekoha hüpoteegiga renoveeritava hoonega kinnistule, AS Helme Pansionaat käendusega ja Sponsori võtmeisiku Sven Allas’e isikliku käendusega. Crowdestate’i investorite laenu tagasimakse toimub projekti käivitumise järgselt pikaajalise pangalaenuga refinantseerimise teel. Sponsori senist 75-kohalist Helme Pansionaati on finantseerinud Swedbank, kes on ka avaldanud valmisolekut refinantseerida ehituslaen peale kasutus- ja tegevusloa saamist.

La nuova opportunità di investimento permette di finanziare le opere di ampliamento della RSA (casa di riposo) di Helme, nel sud dell'Estonia. Per le prime due tranche di finanziamento relative alla realizzazione della nuova casa di riposo Helme, gli investitori di Crowdestate hanno finanziato un importo complessivo di 550.000 euro. L’attuale tranche di raccolta offre l’opportunità di finanziare ulteriori 150.000 euro. Dal 2014 la società Sponsor si occupa dell'assistenza agli anziani nell'attuale casa di riposo con 75 posti letto. Per soddisfare la crescente domanda, lo Sponsor ha acquistato l'edificio adiacente, che può essere trasformato in una casa di riposo da 160 posti letto. La casa di riposo Helme si trova nella contea di Valga, nel sud dell'Estonia. È un bel posto vicino alla valle primordiale di Helme e al parco del maniero. I lavori di costruzione sono in corso e stanno procedendo come previsto. L'edificio è stato completato esternamente e tutte le reti di distribuzione esterne sono state sistemate. La strada e le aree di parcheggio limitrofe alla casa sono coperte di ghiaia e verranno pavimentate con l'asfalto in primavera. L'impianto di ventilazione, quello termico, idraulico sono stati installati all'interno della casa. In ultimo, è stato realizzato l'impianto elettrico e sono stati realizzati i telai delle pareti in gesso. Il costo totale di costruzione del progetto è di 1,16 milioni di Euro, di cui 150.000 Euro saranno coperti dal fondo PRIA, 210.000 Euro sono il capitale proprio dello Sponsor e 800.000 euro sarà l'entità del prestito tramite Crowdestate. Insieme alla sovvenzione a fondo perduto del fondo PRIA (Agricultural Registers and Information Board) e al prestito degli investitori di Crowdestate, lo Sponsor prevede di costruire una casa di riposo con 60 posti letto nella prima fase e di aprirla nel primo trimestre del 2021. Nella seconda fase, saranno aggiunti altri 40 posti letto. Altri 60 posti letto rimarranno inizialmente in stand-by e verranno costruiti in funzione della domanda aggiuntiva. Il prestito offre un interesse pari all'11% su base annua e il primo pagamento degli interessi è previsto entro 6 mesi. Il periodo di investimento è di 11 mesi, più una doppia opzione di proroga di 6 mesi (l'interesse salirà al 12% dopo la prima proroga e al 14% dopo la seconda). I prestiti degli investitori sono garantiti da un'ipoteca di primo grado sull'immobile in fase di ristrutturazione, da una garanzia di AS Helme Pansionaat (gestore di una casa di riposo con 75 posti letto) e da una garanzia personale del titolare della società Sponsor, Sven Allas. Il prestito degli investitori di Crowdestate sarà rimborsato mediante un rifinanziamento con un prestito bancario a lungo termine. L'attuale casa di riposo con 75 posti letto dello Sponsor è stata infatti finanziata da Swedbank, che ha anche espresso la sua volontà di rifinanziare il prestito per la costruzione dopo aver ottenuto il permesso di utilizzo e quando la casa di riposo sarà operativa.
