With our current funding campaign we are raising the last amount for financing of construction of the shopping center at Instituudi tee 132, Laagri. Amount raised with current round is EUR 72,000. Together with the previous three rounds the total construction loan will be EUR 1.3 million. The construction of the shopping center has been completed. Construction loan is secured by a second-rank mortgage on Instituudi tee 132 property. Interest rate of the loan is 11.2% on an annual basis and it is paid in a lump sum at the end of the loan period or when the property will be sold. Loan period is up to 8 months.IMPORTANT: The construction loan is secured by a 2nd rank mortgage and after the existing mortgage is removed, the Crowdestate investors' loan will be secured by a 1st rank mortgage on Institute tee 132 (see Project Description section). Based on Rimi’s request for preliminary legal protection the court has issued an injunction to suspend delivery of possession of leased premises at Instituudi tee 132 to Coop. Initially, the delivery of possession was planned to be completed in November 2019 and the shopping centre was planned to be opened on 15 December 2019. The Sponsor now aims to open the centre in March 2020. Koos varasema kolme vooruga moodustab ehituslaenu maht kokku 1,3 miljonit eurot. Laen on antud kaubanduskeskuse ehitamiseks Instituudi tee 132 kinnistule Laagris. Kaubanduskeskuse ehitustööd on lõppenud. Ehituslaen on tagatud 2. järjekoha hüpoteegiga Instituudi tee 132 kinnistule. Laenu intress on 11,2% aasta baasil ja intress makstakse välja ühekordse maksena laenuperioodi lõpus või kinnistu müümisel. Laenu kestus on 8 kuud. OLULINE: Ehituslaen on tagatud ajutiselt 2. järjekoha hüpoteegiga ning peale olemasoleva hüpoteegi eemaldamist hakkab Crowdestate’i investorite laenu tagama 1. järjekoha hüpoteek Instituudi tee 132 kinnistule (detailsem info Projekti kirjelduse lõigus). Rimi esialgse õigusabi taotluse ja kohtumääruse kohaselt on peatatud Instituudi tee 132 hoones üüripinna valduse üleandmine Coopile. Algselt oli plaanitud valduse üleandmine novembris 2019 ja keskuse avamine 15.12.2019. Sponsor on seadnud eesmärgiks avada keskus aprillis 2020. Sponsor on esitamas Rimi vastu nõuet valduse üleandmise ja keskuse avamise viibimisega põhjustatud kahju hüvitamiseks. Ligemale aasta tagasi osalesid Crowdestate'i investorid sama projekti omakapitali investeeringus. <div>Sponsor rajab Veskimöldre elamupiirkonnas, Instituudi tee 132 asuvale kinnistule 2408 m2 suuruse brutopinnaga kaubanduskeskuse, mille ankurüürnikuna on üürilepingu sõlminud <a href="https://www.coop.ee/avaleht" target="">Coop</a> (Harju Tarbijate Ühistu). Ankurüürniku poolt üüritava pinna suuruseks on 1260 m2. Projekti ehituseks Crowdestate'i investorite kaudu laenatav summa ja kogunev intress makstakse tagasi väljaarendatud kaubanduskeskuse müümisel rahavooinvestorile. Müügitehingust makstakse tagasi esmalt hüpoteegiga tagatud laenud ja tagasimakse hetkeks kogunenud intress. Con l'attuale campagna di finanziamento stiamo raccogliendo l'ultimo importo necessario alla costruzione del centro commerciale di Instituudi tee 132, Laagri. L'ammontare da raccogliere con l'attuale tornata è di 72.000 Euro il quale, sommato ai tre round precedenti di raccolta, contribuirà al finanziamento complessivo del progetto con 1,3 milioni di Euro. La costruzione del centro commerciale è stata completata. L'opportunità è garantita da un'ipoteca di secondo grado sulla proprietà. Il tasso di interesse dell'investimento è dell' 11,2% su base annua e verrà ripagato alla fine del progetto o al momento della vendita dell'immobile. La durata del progetto è fino a 8 mesi.IMPORTANTE: Il progetto edilizio è garantito da un'ipoteca di 2° grado e dopo che l'ipoteca rimossa, il prestito degli investitori del Crowdestate sarà garantito da un'ipoteca di 1° grado (vedi la sezione Descrizione del progetto).Lo sponsor costruirà un centro commerciale di 2.408 m2 per una delle principali catene di vendita al dettaglio Coop. Lo spazio totale affittato è di 1.260 m2. Il finanziamento edilizio richiesto agli investitori Crowdestate e gli interessi, saranno rimborsati vendendo la proprietà fonte di reddito ad un imprenditore finanziario. Il capitale e gli interessi maturati saranno rimborsati in primo luogo.
