The project owner returns loans from the sales revenue of aforementioned properties. The properties are located 15 km (approx. 20 minutes by car) from Tallinn city center in Hüüru village, Saue municipality. It is <a href="https://majakas.crowdestate.eu/m%C3%B5isaniidu.ee/et" target="" style="background-color: transparent;color: rgb(73, 131, 195);">Mõisaniidu</a> residential area, which consists of 37 single-family house plots and where utility network and roads are fully built.Construction is in progress and two houses will be built at the same (see the attached photos as at March 20, 2024). The market value of one property (including unfinished building) was 176,000 euros at the start of the funding. Estimated future value of one house, when the construction work is completed, is 393,000 euros. LTV of the project will be up to 45% during the construction phase. Loan period is up to December 31, 2024 (9 months). Loan interest rate is 12% and it will be paid at the end of the loan period or by the time of signing real right sales contracts of Kasteheina tee 2 and 4. In previous rounds, we have announced that total loan amount will be up to 200,000 euros. To date, the project owner has applied for financing in the amount of up to 215,000 euros. We have found that the risk parameters of the project are reasonable, and the LTV would remain within the previously stated 45% limit even with the additional 15,000 euros. Therefore, we considered it reasonable to accept the request and finance the project in the total amount of up to 215,000 euros.Investors have previously financed the project owner's developments at Väljamaa tee 6, 11 and 12. Exit from this project took place correctly and on time.

Toome teieni uue investeerimisvõimaluse - Kasteheina tee 2 ja 4 eramajade ehituse finantseerimine kokku summas 215 000 eurot, millest praeguse neljanda ja viimase vooru summa on 50 000 eurot. Projektiomanik ehitab majad valmis, müüb need maha ja maksab laenu tagasi. Kinnistud asuvad Tallinna kesklinnast 15 km (u. 20 minutit autosõitu) kaugusel Saue vallas Hüüru külas. Krundid asuvad Mõisaniidu elamupiirkonnas, mis koosneb 37 ühepereelamu krundist ja kus kõik kommunikatsioonid on terviklikult välja ehitatud. Hoonete ehitus käib ja kahte elamut ehitatakse üheaegselt. Ühe kinnistu turuväärtus oli rahastamise algushetkel 176 000 eurot. Väljastatavad laenud on tagatud 1. järjekoha ühishüpoteegiga Kasteheina tee 2 ja 4 kinnistutele. Projekti LTV ulatub ehituse käigus kuni 45%-ni. Laenuperiood on kuni 31.12.2024 (9 kuud). Intress on 12% p.a. ja see makstakse ühekordse maksena perioodi lõpus või hoonestatud kinnistute asjaõiguslike müügilepingute sõlmimisel. Varasemates voorudes andsime teada, et investori rahastavad projekti summas kuni 200 000 eurot. Praeguseks on projektiomanik taotlenud rahastamist summas kuni 215 000 eurot. Oleme leidnud, et projekti riskiparameetrid on mõistlikud ning LTV jääks ka lisanduva 15 000 euroga varem väljaöeldud 45% piiresse. Seetõttu pidasime mõistlikuks projektiomanikule vastu tulla ja rahastada objekti summas kuni 215 000 eurot.  Investorid on varasemalt rahastanud sama projektiomaniku arendusi samas piirkonnas - Väljamaa tee 6, 11 ja 12. Projektid olid edukad ja laenud maksti tähtaegselt tagasi.
