Meie uus projekt pakub võimalust rahastada Kasteheina tn 5 ridamaja ehitust Nõo vallas Uuta külas. Tegemist on 5 korteriga ridamajaga, mis asub Tartust u. 20 km kaugusel (15 minutit autosõitu), väikelinna Elva külje all. Investorid annavad projekti rahastamiseks 1. järjekoha hüpoteegiga tagatud laenu kokku kuni 440 000 eurot. Praeguse kolmanda vooru maht on 50 000 eurot. Projekti omanik ehitab ridaelamu valmis ja maksab korterite müügitulust Crowdestate investorite laenu tagasi.Ehitus on alanud: hoone vundament on valmis, esimese korruse müürid laotud ja lähiajal alustatakse vahelagede paigaldusega. Ehituse eeldatav tähtaeg on sügis 2024.Ridaelamu korterite suurused on u. 107 m2 ja müügihinnad on 195 000 - 205 000 eurot. Investorite laenud on tagatud 1. järjekoha hüpoteegiga Kasteheina tn 5 kinnistule. Hoonestamata kinnistu turuväärtus rahastamise alguse hetkel oli 97 000 eurot. Korterite summaarne tuleviku turuväärtus on 955 000 eurot eeldusel, et ehitustööd on 100% lõpetatud. Projekti kulupõhine LTV ei ületa ehituse jooksul 70%.Laenudelt arvestatakse intressi 12% aasta baasil. Intress makstakse välja ühekordse maksena perioodi lõpus või korteriomandite müümisel. Laenuperiood on kuni 11 kuud. Laenusaajal on õigus laenulepingu tähtaega ühel korral kuni 3 kuud pikendada. Pikendamisperioodi intress on 14% aasta baasil.Kasteheina 5 ridaelamu asub uues <a href="http://aasalillekodud.ee/" target="">Aasalille Kodude</a> elupiirkonnas, kus kommunikatsioonide ehitus on lõpujärgus. Aasalille Kodude krundiarendust viib ellu sama arendaja, kes ehitab Kasteheina 5 ridamaja. Crowdestate investorid on varem rahastanud sama projektiomaniku kuue ühepereelamu ehitust aadressidel Veeru tee 2, 4, 6, 8, 10 ja 12. Projektid olid edukad ja laenud tagastati korrektselt.
