Crowdestate'i investoritel on võimalus investeerida hüpoteegiga <a href="https://blog.crowdestate.eu/2020/tagatud-laenu-tahendus/" target="">tagatud seenior ehituslaenu</a> kogusummas kuni 2 500 000 eurot, jaotatuna neljaks rahastusvooruks, lähtudes tööde edenemisest ja eelmüügist. Kolm krunti on nüüdseks ühendatud, ehitusloa dokumendid on esitatud ja ehitusloa väljastamine peaks toimuma 2021.aasta novembri algul. Loa saamisel tuleb tasuda ülejääv osa maa ostmiseks (1, 034 miljonit eurot). 384 000 eurot katab Sponsor omakapitalist. Investeerimisperioodi pikkuseks on kuni 16 kuud. Intressimäär on 14% aastas ja intressi makstakse kord kvartalis. Laen on tagatud teise järjekoha hüpoteegiga krundile (esimese järjekoha hüpoteek kuulub esimese rahastusvooru investoritele). Teise rahastusvooru LTV on 42%.

Cand se obtine autorizatia, se va plati diferenta ramasa pentru cumpararea terenului, de 1.034 milion EUR, diferenta de 384,000 EUR va fi acoperita din sursele proprii ale Sponsorului.Perioada de investitie pentru aceasta transa este de pana la 16 de luni. Rata dobanzii este de 14% pe an si va fi platita in rate trimestriale.Imprumutul va fi garantat cu o ipoteca de rangul 2 (rangul 1 este in favoarea investitorilor din prima transa). LTV dupa cea de-a doua transa este de 42%.
