Sponsor on omavahenditest soetanud kinnistu ja finantseerinud ehitust kokku summas ~800 000 eurot. Investorite laenu tagatiseks seatakse 1. jrk hüpoteek kolmele korteriomandile, fikseeritud intressimäär on 13% aasta baasil ja intressi makstakse perioodi lõpus, laenu tähtaeg on 6 kuud. Tagatiseks seatava 3 korteriomandi müügiks on sõlmitud võlaõiguslikud müügilepingud koguväärtuses 575 000 eurot (sh. käibemaks). Ostjad on tasunud 10% korterite müügihinnast. Laenu suhe tagatisvara väärtusesse (LTV) on 42% (laenu põhiosa suhe valmis korterite käibemaksuta hinda).
