Käesolevaks investeerimisvõimaluseks on 12 korteriga ridaelamuarenduse ehituskulude finantseerimine. Projekti objektiks olev arendus koosneb kolmest 4 korteriga ridamajast Viimsis, aadressidel Paevälja tee 6, Paevälja tee 8 ja Paevälja tee 10. Crowdestate’i investorid on varem seda projekti rahastanud 1,788,400 euro ulatuses.Projekti Sponsor, Paepanga Rivimajad OÜ soovib Crowdestate’i investoritelt kaasata 100,000 eurot, mida kasutatakse edasise ehitustegevuse finatseerimiseks. Laenu tagastamise allikaks on valminud korterite müük.Projekti avaldamise ajaks on arenduse ehitusjärguks vähemalt 85%. 9 korterit on võlaõiguslike lepingute alusel müüdud ja 1 on broneeritud. Laenu tagastamiseks ja intressimaksete tasumiseks peab Sponsor müüma vähemalt 10 korterit.Laenuperioodiks on 12 kuud. Fikseeritud intressimääraks 10,25% aasta baasil. Laen on tagatud 1. järjekoha hüpoteekidega 11-le korteriomandile selles arendusprojektis. Üks korteritest on hüpoteegitud Viimsi vallale, tagamaks ehitusloa eelduseks olnud infrastruktuuri rajamist. Tagatisvara väärtuseks on 2,47 milj. eurot. Lisatagatisena on projekti Sponsori juhatuse liige nõustunud käendama laenulepingust tulenevaid kohustusi 100,000 euro ulatuses. Vastavalt sellele moodustab laenukohustuste summa tagatisvara väärtusest (LTV) 81%.
