Käesolevaks investeerimisvõimaluseks on 12 korteriga ridaelamuarenduse ehituskulude finantseerimine. Projekti objektiks olev arendus koosneb kolmest 4 korteriga ridamajast Viimsis, aadressidel Paevälja tee 6, Paevälja tee 8 ja Paevälja tee 10. Crowdestate’i investorid on varem seda projekti rahastanud 1,9 miljoni euro ulatuses.Projekti Sponsor, Paepanga Rivimajad OÜ soovib Crowdestate’i investoritelt kaasata 100,000 eurot, mida kasutatakse edasise ehitustegevuse finatseerimiseks. Laenu tagastamise allikaks on valminud korterite müük.Projekti avaldamise ajaks on 12-st korterist 8 valminud ja ostjatele üle antud. 4 korterit on seni ostjatele üle andmata. 3 nendest on müüdud. Ostjatele veel üle andmata korterite valmidusjärk on 95%. Laenu tagastamiseks ja intressimaksete tasumiseks peab Sponsor üle andma 2 korterit.Laenuperioodiks on 7 kuud. Fikseeritud intressimääraks 10% aasta baasil. Laen on tagatud 1. järjekoha hüpoteekidega kolmele korteriomandile selles arendusprojektis. Ühele korterile on seatud 2. järjekoha hüpoteek.Tagatisvara väärtuseks on 825,000. eurot. Vastavalt sellele moodustab laenukohustuste summa tagatisvara väärtusest (LTV) 49%. Lisatagatisena on projekti Sponsori juhatuse liige nõustunud käendama laenulepingust tulenevaid kohustusi 100,000 euro ulatuses.
