Projekt asub Tallinna kesklinnast 30 minutilise autosõidu kaugusel.Ühisrahastuskampaania raames soovitakse investoritelt kaasata laenu kogusummas 170 000 eurot, millest 154 000 eurot moodustab projekti ehituskulude finantseerimine ja 16 000 eurot kapitali vabastamine. Projekti rahastamine on korraldatud mitmes rahastamisvoorus. Teise rahastamisvooru summa on 50 000 eurot. Laenu kasutatakse ehituskulude finantseerimiseks. Laenu tagatiseks on seatud 1. järjekoha hüpoteek Pesapuu tee 11 kinnistule. Kinnistu hinnatud turuväärtus jaanuaris 2022.a oli 164 000 eurot (liitumistega kinnistu + omanikujärelevalve poolt kinnitatud ehitustööd). Tänaseks on ehitustööd lõpujärgus - majas toimuvad siseviimistlustööd. Hinnatud tulevikuväärtus, kui kõik tööd on lõpetatud, on käibemaksuta hinnas 280 000 eurot. Investorite laenude põhiosa ja valmis maja turuväärtuse suhe (LTV) on kuni 60,7%.Ehitatava maja aadressil pesapuu tee 11 elamispind on 109,5 m2.Laenuperiood on 10 kuud (kuni 31.01.2023) ja intress 10% aasta baasil.
