This is the 1st tranche of the investment opportunity for EUR 250,000. The Project Owner intends to finance his other projects and to secure the loan offers the first-rank mortgage over a property in Prejmer Commune, Brasov County. It is located 14 km from Brasov City, in a superb area with mountain scenery and lakes.The property has 40,907 sqm land plot, 2 buildings and 22 fish ponds. The property's market value is EUR 1,230,000, and LTV for the 1st tranche is ~20%. The investment tenure for this tranche is up to 12 months. The interest rate is 15% p.a. and will be paid quarterly. The principal will be repaid at the end of the loan period from the sales revenue of the Project Owner's other projects, the sale of the property and/or other assets, operational revenues or by refinancing.

Meie järgmise projekti raames on Crowdestate'i investoritel võimalus investeerida hüpoteegiga tagatud laenu kogusummas 500,000 eurot, mis on korraldatud kahe rahastusvooruna. Käesolev on investeerimisvõimaluse esimene, 250,000 euro suurune, rahastusvoor. Projektiomanik kavatseb rahastada oma teisi projekte ja pakub laenu tagatiseks esimese järjekoha hüpoteeki kinnistule, mis asub Prejmeri kommuunis, Brasovi maakonnas. See on 14 km kaugusel Brasovi linnast, suurepärases piirkonnas, kus on mägimaastik ja järved.Kinnistul on kokku 40,907 m2 suurune maa-ala, 2 hoonet ja 22 kalatiiki. Kinnistu turuväärtus on 1,230,000 eurot ja esimese rahastusvooru LTV on ~20%. Investeeringu kestus on kuni 12 kuud. Intressimäär on 15% aastas ja intressimaksed on kvartaalsed. Põhiosa makstakse tagasi laenuperioodi lõpus Projektiomaniku teiste projektide müügitulust, kinnistu ja/või muude varade müügist, tegevustuludest või refinantseerimisel.

Prin intermediul acestui proiect, investitorii Crowdestate vor avea oportunitatea de a investi intr-un imprumut senior cu ipoteca in suma totala de 500.000 EUR, acordat in 2 transe. Aceasta va fi prima transa de finantare in cadrul proiectului in suma de 250.000 EUR. Sponsorul intentioneaza sa isi finanteze alte proiecte si ofera drept garantie ipoteca de rang 1 asupra unei proprietati situate in comuna Prejmer, Jud. Brasov. Aceasta este situata la 14 km distanta de centrul orasului Brasov intr-o zona superba cu peisaje montane si lacuri.Proprietatea este alcatuita din 40.907 mp de teren intravilan, 2 cladiri si 22 bazine piscicole. Valoarea de piata minima a proprietatii este de 1.230.000 EUR, prin urmare LTV-ul pentru prima transa este de ~20%.Rata dobanzii este fixa de 15% p.a., iar perioada imprumutului pana la 12 luni. Dobanda va fi platita trimestrial.Imprumutul va fi rambursat la maturitate, din veniturile din vanzari aferente altor proiecte ale Sponsorului, vanzarea proprietatii aduse in garantie (daca va fi cazul) si/sau a altor active, profituri operationale sau prin refinantare.
