Market value of the property is EUR 145,000. Therefore, the maximum LTV after the 2nd tranche will be ~58%.The loan is secured by a 2nd rank mortgage over the single-room luxury apartment. The first rank mortgage is held by Crowdestate investors from the first funding round.Loan interest rate is 13,5% p.a. and the loan period is up to 11 months. The principal and interest payments will be made at the end of the loan period.The loan will be repaid from the sales revenue of the Project Owner's other developments, sale of the apartment and/or other assets or by refinancing.

Laenu tagatiseks on luksuslik korter Alezzi Beach Resortis, Mamaia Nord Beach, Constanta maakonnas, 200 m kaugusel Musta mere rannast. Projekti omanik kavatseb kasutada laenu summat teiste arendusprojektide rahastamiseks. Esimeses rahastamisvoorus kaasati 62 300 eurot ja praeguses teises voorus kaasatakse 22 700 eurot. Tagatiseks pakutava vara turuväärtus on 145 000 eurot. Seega on maksimaalne LTV pärast teist rahastamisvooru ~58%. Laen on tagatud teise järjekoha hüpoteegiga. Esimene järjekoht kuulub Crowdestate'i investoritele eelmisest rahastamisvoorust. Laenu intressimäär on 13,5% aastas ja laenuperiood on kuni 11 kuud. Põhiosa- ja intressimakseid toimuvad laenuperioodi lõpus. Laenu tagasimaksmine toimub Projektiomaniku teiste arenduste müügitulust, tagatisvara ja/või muu vara müügist või refinantseerimise teel.

Constanta, la o distanta de 200 metri de malul Marii Negre si plaja. Prima transa de 62.300 EUR a fost finantata in Decembrie 2022. Aceasta va fi a doua transa de finantare in suma de 22.700 EUR.Sponsorul intentioneaza sa isi finanteze alte proiecte si ofera drept garantie un apartament cu 2 camere, cu vedere la mare. Valoarea de piata a proprietatii este de 145.000 EUR. Prin urmare, LTV-ul maxim dupa finantarea transei 2 va fi de ~58%.Imprumutul este garantat prin intermediul unei ipoteci de rang 2 asupra apartamentului de lux. Ipoteca de prim rang este detinuta tot de investitorii Crowdestate din prima transa de finantare.Rata dobanzii este fixa de 13.5% p.a., iar perioada imprumutului pana la 11 luni. Plata principalului si a dobanzii se vor face la maturitatea imprumutului. Imprumutul va fi rambursat din veniturile din vanzari aferente altor proiecte si dezvoltarii ale Sponsorului, vanzarea apartamentului adus în garantie (daca va fi cazul) si/sau a altor active sau prin refinantare bancara.
