There is no periodic interest payments. Accrued interest is payable at the signing of apartments' sales contracts or at the end of the loan period latest.The loan is secured by a 1st mortgage on Rae põik 10 property. The value of the collateral is currently 966,000 euros (incl. unbuilt land plot + actual construction works). LTV of the project is currently 75% and at the end of the project 77%. The Sponsor has completed the terraced house of neighboring Rae põik 6 and 8 plots and repaid Crowdestate investors' loans on time.

Rae põik 10 üheksa korteriga ridamaja arendus asub Rae vallas, Rae külas, u. 10 km kaugusel Tallinna kesklinnast. Projekti Sponsor on naaberkinnistutel sama projekti alusel ehitamas nelja ridamaja, mille rahastamine toimub Crowdestate investorite poolt. Rae põik 10 ehituse maksumus on 803 000 eurot ja Crowdestate investoritele pakutakse võimalust seitsmenda vooruga rahastada ehitust mahus 28 000 eurot. Koos eelnevate rahastamisvoorudega on investorite laen kokku summas 723 300 eurot, mis on ka tänaseks akteeritud ehitustööde maksumus. Ehitusest on valmis u. 90%.Võlaõiguslepingutega on kõik korterid müüdud. Laenuperiood on kuni 3 kuud.  Fikseeritud intressimäär on 11% aasta baasil. Intress makstakse ühekordse maksena perioodi lõpus või korterite asjaõiguslike müügilepingute raames summa laekumisel. Laenu tagastamise allikaks on valminud korterite müük. Projekti valmimise tähtaeg on juuni 2022.a. Laen on tagatud 1. järjekoha hüpoteegiga Rae põik 10 kinnistule.Tagatisvara väärtus on käesoleva kampaania hetkel 966 000 eurot (sh. hoonestamata kinnistu + akteeritud ehitustööd). Projekti LTV on hetkel 75% ja kogu laenusumma väljastamisel 77%.Sponsor on Rae põik 6 ja 8 naaberkinnistu ridamajad valmis ehitanud ja Crowdestate investorite laenu tähtaegselt tagasi maksnud.
