There is no periodic interest payments. Accrued interest is payable at the signing of apartments' sales contracts or at the end of the loan period latest. The loan is secured by a 1st mortgage on Rae põik 2 property with a row house building under construction.   The value of the collateral is currently 1.02 million euros (incl. unbuilt land plot + actual construction works). LTV is currently 75% and it will reach up to 77% when funding is completed. The Sponsor has completed the terraced house of neighboring Rae põik 6 and 8 plots and repaid Crowdestate investors' loan on time. Construction of the same type terraced house at Rae põik 10 is also underway and it is also financed by Crowdestate investors.

Ridamaja ehituse maksumus on 895 000 eurot ja Crowdestate investoritele pakutakse võimalust üheksandas voorus rahastada ehitust mahus 58 000 eurot. Koos esimese kaheksa rahastamisvooruga on investorite laen kokku summas 773 700 eurot. Võlaõiguslepingutega on kõik 9 korterit müüdud!  Laenuperiood on 5 kuud (30.12.2022). Fikseeritud intressimääraks 10% aasta baasil. Intress makstakse ühekordse maksena perioodi lõpus või korterite asjaõiguslike müügilepingute raames summa laekumisel. Laenu tagastamise allikaks on valminud korterite müük. Projekti valmimise tähtaeg on sügis 2022.a. Laen on tagatud 1. järjekoha hüpoteegiga arenduskinnistule aadressil Rae põik 2, Rae küla. Tagatisvara praegune väärtus on 1,02 miljonit eurot. Peale 9. rahastamisvooru on laenu ja vara väärtuse suhe (LTV) u. 75% ja peale kogu laenusumma väljamaksmist kuni 77%. Sponsor on ehitanud valmis Rae põik 6, 8 ja 10 naaberkinnistute ridamajad ja tagastanud Crowdestate investorite laenud. Rae põik 10 viimase rahastamisvooru summa tagastati investoritele 5.augustil 2022.
