Koos (II) voorus kaasatud 120 800 euroga on investorite laen kokku 160 000 eurot, mille arvelt makstakse tagasi Crowdestate investorite laen summas 145 000 eurot ja täiendav summa 15 000 eurot kasutab Sponsor Ranniku tee 54 liitumiste väljaehitamiseks. Kinnistu asub kõrgelt hinnatud Pirita linnaosas, Merivälja asumis, umbes 10 km kaugusel Tallinna kesklinnast. Hoonestamata elamumaa kinnistu suurus on 1528 m2. Kehtestatud detailplaneering lubab kuni 280 m2 hoonealuse pinnaga ühepereelamu ehitust. Kinnistu hinnatud turuväärtus on 315 000 eurot ja projekti LTV on 51% (1.järjekoha hüpoteegiga tagatud laenu põhiosa suhe tagatisvara turuväärtusesse). Laenult tasutakse intressi 10,5% aasta baasil.Igakuiste intressimaksetega laenu sisemine tootlus (IRR) on 11%. Pakutava investeerimisvõimaluse kestus on 11 kuud ja tähtaega on laenusaajal võimalik ühepoolselt pikendada üks kord 6 kuu võrra.
