Projekt asub Tartu kesklinnast 11 minutilise autosõidu kaugusel.Sponsor soovib investoritelt kaasata hüpoteegiga tagatud laenu kogu summas 209 000 eurot. Laenuga finantseeritakse Rattasepa tee 33 paarismaja ehitust. Projekti rahastamine on korraldatud mitmes rahastamisvoorus. Kolmanda rahastusvooru summa on 39 000 eurot. Laenu tagatiseks seatakse 1. järjekoha hüpoteek Rattasepa tee 33 kinnistutele hinnatud turuväärtuses 183 000 eurot. Projekti kehtiv LTV on 59,6%. Maksimaalne LTV projekti kehtivuse aja jooksul on 75%. Rattaseppa tee 33 kaks paariselamu korterit on juba võlaõiguslepingutega müüdud.
