This is a project where the Sponsor is raising 175,000 Euros to finish the construction of a luxury family house in Pedroso, Vila Nova de Gaia, Portugal.With this fourth tranche, the Project Owner aims to raise 25,000 Euros. A total of 150,000 Euros were raised on the first 3 tranches. A presale agreement was signed for 615,000 Euros, the Sponsor collected a down payment of 60,000 Euros.Over the last weeks, the buyer agreed with the Sponsor to a few changes in some finishings that accounted for additional costs and that will be grossed up to the final price at the purchasing deed. This is the reason for this additional tranche.The first-rank mortgage on a real estate property in Rua dos Amieiros, Pedroso, Vila Nova de Gaia, Portugal, is established and secures the first 3 tranches loan. For this tranche, a reinforcement of the first-rank mortgage will be signed, and only after that, the funds will be transferred to the Sponsor.The collateral includes a 3 000 m2 plot of land with an individual house, a garden and a swimming pool. This project is expected to be concluded by the end of March of 2023, depending only on the final usage license.As per the attached appraisal, the estimated market value of the collateral was 393,500 Euros before the first tranche was released. The collateral belongs to one of the Project Owner’s shareholders, the architect Claudia Brandão. She bought the land and licensed the construction of the individual house. When the construction process started, the Project Owner’s company, Mansarda &amp; Mansão Lda, was incorporated, the shareholders being Claudia’s father and mother. They began to invest their equity in the construction of the house. Now the house project is 90% finished and needs some final work to get to the stage where it can apply for a housing permit at the City Hall.Given the advanced construction stage and the presale agreement signed for 615,000 Euros, adding this tranche’s value to the remaining 150,000 Euros of the previous tranches, we are now considering the project's short-term liabilities ratio to the collateral value (LTV) is 29%. The interest rate of the loan is 14% per annum.The loan period is 5 months, with a Project Owner's option to extend it by 3 months with the obligation to increase the interest rate by 2% for the extended period.The principal and interest payments will be made as a bullet payments at the end of the loan period. Or if the sale deed happens before, it will result in an earlier repayment of both principal and interest.The withholding tax rate for all projects based in Portugal is 10% for all investors.

Ehitustegevust alustati omakapitali arvelt. Nüüdseks on maja valminud 90% ulatuses ning vajab viimistlemist, et jõuda staadiumisse, kus saab taotleda linnavalitsuses elamisluba.Arvestades projekti kaugelearenenud ehitusjärku ja 615,000 euro ulatuses sõlmitud eelmüügilepingut, lisades selle rahastusvooru väärtuse eelmistes rahastusvoorudes kaasatud 150,000 eurole, on projekti lühiajaliste kohustuste ja tagatise väärtuse suhe (LTV) 29%. Laenu intressimäär on 14% aastas.Laenuperiood on 5 kuud, kusjuures Projektiomanikul on võimalus seda 3 kuu võrra pikendada, kohustusega tõsta intressimäära 2% võrra pikendatud perioodi ajaks.Põhiosa- ja intressimaksed tehakse laenuperioodi lõpus ühekordse maksena. Kui müügitehing toimub varem, siis on tulemuseks nii põhiosa kui ka intresside varasem tagasimaksmine.Kõigi Portugalis asuvate projektide kinnipeetav maksumäär on 10% kõikidele investoritele.
